Reserve Properties and Westdale Properties Break Ground on “Untitled” Toronto

Reserve Properties and Westdale Properties welcomed the start of work on Untitled Toronto. On Broadway Avenue in Midtown, this two-tower residential condo development has 751 units which will rise 21 and 33 storeys tall. Representatives from both firms were present for the groundbreaking event. Surprisingly, the Untitled Toronto design team moved beyond the architectural company IBI Group and interior designers U31 to work with globally recognised artist Pharrell Williams in an unparalleled partnership.

The company’s CEO and President, Sheldon Fenton, feels a privilege to work on this partnership with Pharrell Williams and the rest of our development and design team. Along with Pharrell, Reserve and Westdale, and the advisors at IBI Group and U31 worked diligently to create a unique design. Toronto and the Yonge and Eglinton neighbourhood deserved something special. So, they wish to start on the development and bring this common vision to reality.
Shane Fenton, the Chief Operating Officer of Reserve Properties, said that they knew their requirements to work with a cultural figure who would provide a unique perspective from outside of the field of residential real estate. They have imagined the same thing – a new point of view, new ideas, new motivation. Their client Pharrell encouraged them to create rooms that seemed universal rather than imposing a lifestyle on our buyers and inhabitants. “Space was only a background” became their slogan early on in the design process. Further, it ended up driving the procedure.
The designing discussions went for a year. The themes revolved around “essentialism, the elements, and the universality of the space would emerge.” As the construction progressed, this perspective got applied to every element of it, including the condominium units, and the rental building next door and the nearby public areas.

In this Untitled project, the main architect Mansoor Kazerouni drew inspiration for the syncopated balcony layout from “jugalbandi,” a musical duet between two solo performers. With the parametric design, Kazerouni aimed to visually abstract music in the construction. In this, the balconies’ edges rising to the wave pattern of Pharrell’s Gust of Wind. The natural stone-clad platform repeats the same pattern for pedestrians on the street but with a different texture.

Kelly Cray of U31 designed the interiors. They have received a number of accolades in the apartments, amenities and common spaces sections. Shape, light, water and plants dominated the palette. These drew inspiration from nature and Japanese minimalism. The residents can enjoy 32,000 square feet of indoor and outdoor facilities. A 30-foot-long water feature shall remain the focus of a 30-foot-long indoor/outdoor swimming pool along with a health centre.
An additional 36-storey rental structure is planned at 100 Broadway, just west of Untitled Toronto. It will have 200 affordable homes, 165 mid-priced units and 48 market units. Residents at 100 Broadway will also have access to 16,000 square feet of amenity space. Meanwhile, a public park designed by Brook McIlroy would be built at the intersection of Broadway and Redpath avenues in the front of the two connected developments. The park will feature “a combination of granite paving and seats, sculptural seating constructed of wood slats, a water play area, vegetation, bike racks, and sculptural elements.”
Mitchell Cohen works as the Chief Operating Officer of Westdale Properties. He is known as the developer with a long track record in this location. He made a statement that they wanted to improve their offering and build something unique for Yonge and Eglinton. This section of the city looks forward to a massive makeover. It starts from the arrival of the LRT to the huge amount of new development. No other town in North America is seeing such rapid transformation. They are really proud of this city. Also, they’re even more thrilled about its future.
