For the first time since 2005, Ontario’s Blue Mountain Village is set to see a new residential build. Freed Developments, a Toronto-based firm known for luxury urban projects and resort communities, has unveiled plans for an ambitious property that blends high-end living with the lifestyle of a four-season destination.
A Scaled-Down but Elevated Vision
Freed originally introduced a large proposal in 2023 featuring two seven-storey buildings with nearly 1,900 units and significant retail space. After consultations with council and community stakeholders, the design has been refined into a more intimate development: a single five-storey residence with 196 suites and just over 1,600 square metres of commercial space.
This scaled-back approach aims to create a balance between village charm and modern amenities while avoiding the overwhelming scale of the earlier plan.
Resort-Inspired Living
Although primarily residential, the new build will lean into the mountain’s resort character. Residents will enjoy features such as:
- A state-of-the-art fitness centre
- Dedicated lockers for skis and snowboards
- Heated underground parking
- A rooftop amenity deck complete with a summer pool and year-round hot tub overlooking the slopes
- The design deliberately captures the feel of a boutique resort while maintaining the comfort and convenience of private ownership.
- Retail and Dining on the Ground Floor
The ground level will house a curated mix of restaurants, patios, cafés, and boutique shops, extending the pedestrian-friendly atmosphere of Blue Mountain Village. Freed intends to complement existing retail offerings while introducing new experiences for both residents and visitors.
Architecture and Interiors
Freed is collaborating with B+H Architects on the project, incorporating natural materials such as wood to echo the surrounding landscape. The roofline has been designed to mirror the rolling contours of the nearby hills, blending the building seamlessly into its environment. Interiors will be crafted by DesignAgency, with furnishings supplied by RH, ensuring a polished, contemporary aesthetic.
Unit sizes will range from compact 350-square-foot suites to expansive 1,350-square-foot layouts, offering flexibility for different lifestyles.
Ownership Structure
Sales for all 196 units launched in mid-November. The ownership model has been structured with both full-time and part-time residency in mind:
Roughly 20% of the suites allow year-round occupancy, with larger and more exclusive units concentrated on the penthouse level.
The remaining 80% of units can be occupied for up to 120 days annually. Outside of those periods, they will be placed in a managed rental pool, functioning much like a hotel system for visitors.
This hybrid model appeals to both second-home buyers and investors seeking income opportunities.
Future Management by Alterra Mountain Company
Once construction is complete and sales are finalized, day-to-day management will transition to Alterra Mountain Company, the Colorado-based operator that already oversees Blue Mountain Resort. Freed Developments will retain ownership of the commercial spaces and a selection of residential units, while Alterra handles rental operations and overall hospitality.
